Build demand before completion.
And keep more of every sale.
We build a pipeline of qualified buyers while your development is still under construction, so your sales team can sell directly instead of relying on agents to create demand.
On a portal, your project
is a thumbnail.
There are thousands of developments and listings on that coast, and on a search page every one of them is the same object: 1 photo, a price band, 3 lines of text. Nobody is comparing what you built. They're comparing photographs & renders, which dosen´t tell the full story.
Yours is the gold one. Somewhere in there. This is what your project looks like to a man who has never heard your name, and he gives each of these about 2 seconds.
Same project. He's watched it for 6 months, seen the plot before it was cleared, heard the architect explain the roof. He isn't comparing. He's deciding.
The problem was never the project. It's that nobody has ever seen it on its own.
3 in 100 are looking.
Your agents are good at reaching people who are already searching for a villa in Spain. That's about 3% of everyone who could actually afford and is interested one of yours.
- 3
- Already searching On the portals, on a broker's list, actively looking at the coast this month. Agents reach these people well. There just aren't many of them, and every developer on that coast is bidding for the same ones.
- 97
- Could buy. Aren't looking. They have the money and they have the appetite. They've never opened a property portal, because nothing has given them a reason to. Not uninterested, but just never asked.
Agents catch the demand that already exists. We go and create the rest.
Start 12 months before the keys.
Right now you have 1 route to market, and it opens late. Agent networks get interested once a project is finished enough to sell itself, and by then you've been carrying the financing for a year. The question isn't whether agents work. They do. The question is what happens in the 12 months before they start.
Illustrative. It's the shape that matters, not the numbers.
Build the audience while the project takes shape and it's already standing there when sales formally open. Buyers know the project, they know you, and a good share of them are ready to reserve on the day instead of starting to think about it. That isn't marketing. That's distribution you own.
1 video doesn't sell a villa.
A full funnel does.
On a portal your project is 1 of hundreds. In here it's the only one he's ever seen. That's the difference between being found and being chosen, and it takes more than 1 video to get there. Every buyer is standing somewhere different, so we build something for each place he stands and a path that carries him to the next one.
-
01 He isn't looking for anything
“Nice.”
Videos built around who he is, not what the villa costs. 1 for the family who want the kids somewhere warm. 1 for the investor doing the sums. 1 for the couple who are done with February. Same development, 3 different reasons to want it.
He watches. That's all we ask for.
-
02 He's curious
“Where is that, actually?”
A page that sells the life rather than the floor plan. The area, the light, the drive to the beach, the school, how far the airport is. Enough to make him want the next thing, not enough to answer everything.
He leaves his email to see more
-
03 He's thinking about it
“Could we actually do this?”
Emails. More of the dream first. Then the questions he hasn't said out loud: the tax, the ownership structure, what it costs to run, what happens if he wants out in 5 years. Then a reason to stop thinking about it and start taking action.
He keeps opening them
-
04 He wants the details
“Show me the numbers.”
The second landingpage. Units still available, plans, prices, the payment schedule, the handover date. Everything he needs to decide without calling your office 3 times. There are hundreds of developments he could be reading instead. He isn't reading them. He's been following yours for months, so he isn't comparing. He's deciding.
He reserves a unit or books the flight
-
05 He needs to trust someone
“Who's actually behind this?”
The architect explaining why the roof is that shape. You explaining why you bought that plot and what you were trying to build. The people, on camera, talking about their own work.
He buys from a person, not a company
Nobody wires €1.5 million to a unknown logo. They wire it to a man they've watched talk about his own building for 6 months.
All captured by us, on site.
We create all the content in that funnel, which comes from a trip like this one.

How we do it.
That's what the buyer sees. This is what it looks like from your side. You're in the first step and the last one, and we handle everything between.
-
01
We map the buyer with you
Nobody knows the project like you do. So we start with a working session: who it's built for, why they'd want it, and what would make them hesitate. Then we layer our own research on top, and notary records of who actually bought in the area are one input among several. The result is a sharp picture of your buyer before anything gets made.
Nothing gets scripted until we agree on who we're talking to.
-
02
We script and shoot for your project
Every video is scripted for your project and your buyer, so the communication lands 100% with the people it's meant for. Then we fly down: 3 or 4 days on site, the videos, the drone, you on camera, the light at the hour it's actually worth having. 1 trip gives us a year of campaigns.
We bring our own crew and kit. You don't source anything.
-
03
We build the world around it
The landing pages, the email flows, the cuts for each kind of buyer. Everything he needs to go from curious to booking a flight without once leaving something you own.
It all lives on pages you own, not on a portal.
-
04
We run it as ads on Meta
The videos run as campaigns in the markets that fit your project: Northern Europe, the Netherlands, Germany, the US, the Middle East. Aimed at the people who can afford it and don't know they want it yet. Every week, not in a burst.
You see the spend and the numbers. Nothing is hidden in a monthly report.
-
05
We filter, then hand him over
By the time he reaches your team he's watched several videos about the project, been through the property page, read the spec, understood how buying here actually works, and answered questions about his budget and his timeline. Your sales team isn't educating a stranger. They're closing someone who already wants to live there.
The enquiry goes to your team. We're not in the room when you close it.
The distribution channel is yours.
It doesn't reset when the project sells out.
The families who followed this development and bought somewhere else are the first people to see the next one. Every project you build starts further ahead than the one before it.
Project 1 starts at zero. Project 3 opens to people who have watched you build for 4 years. Faster sell-through, better pricing, and less spent every time on simply being seen.
The audience is yours
Not rented back to you a lead at a time. The videos, the pages, the list and the people on it stay with you after the project sells out.
Early demand is worth more
A buyer who reserves off a plan is buying a plan and a person, and he's been watching it go up. A buyer who arrives at handover is looking at a finished product with nothing left to imagine, and he negotiates like it.
You keep the pricing
When one broker's buyer is the only buyer you have, shaving the price is the fastest way to close and everyone in the room knows it. With your own pipeline you don't need that particular buyer. That's what pricing power actually is.
What it costs.
And what you keep.
Move the sliders to your project. The commission is the visible part; the line under each number is the part that matters.
Starts from zero on every project. Nothing carries forward.
Audience built and kept. The next project opens with a pipeline already in it.
Before you count what that audience is worth on the next one.
Illustrative. There's a production fee for the videos and the build on top, and we agree the real numbers with you before anything starts.
Most developers keep their agents and put this alongside. The point was never to make selling cheaper. It's to stop having exactly 1 way to reach a buyer.

Founders up front.
A full team behind them.
We're Anton and Noah, the founders, and we're Danish. We live in the market your buyer lives in, which is why the work sounds like it was written for him instead of translated at him.
You work directly with us. We plan it with you, we're on site for the shoot, and we pick up when you call. Behind us sits a full team of editors, media buyers and strategists, so the work never waits on 2 people. And if we don't think we can sell your units, we'll tell you on the first call rather than take the production fee.
Anton and Noah, founders
What developers ask us.
No, and most developers don't want to. Most run both. Your network keeps doing exactly what it does: catching whoever walks in. We go and create the buyers who would never have walked in on their own. Different channels, different buyers, almost no overlap.
No. We build the funnel, we run the ads, we write the emails and we keep them going. You get the enquiries and the numbers. The only thing we need from you is a few days on site and someone who can answer the phone when a buyer calls.
A production fee for the videos, the site and the campaign build. Then around 1% on units that sell through the channel we built, so we only really earn when you do. Ad spend is separate and you see every euro of it.
It's the best moment there is. The developers we work with typically start 12 to 18 months before completion. Demand takes months to build, and a development that opens with people already waiting sells at a completely different speed. By the time agents get interested, a serious share of the units is already spoken for, and that changes every negotiation you have from there on. Renders, a location and a story is enough to start.
It usually isn't the platform. If you got 100 leads and 2 were real, the content spoke to everyone, the targeting was too wide, and nobody filtered them before they ate your team's week. We fix all 3, and the filter is the part most people skip.
You do. The videos, the site, the pages and the audience we built around your project stay with you. That's the difference between spending a marketing budget and owning something at the end of it.
No deck needed. If it isn't a fit we'll say so.
Got it.
We read every one ourselves. You'll hear from us within 48 hours.
